Homebuilding 101

Our second homebuilding adventure in Montana begins here. Yes, we're crazy. I know it - you know it! How is it we decided to move to Montana in 2017, built our first brand new home and moved into said new home in 2018, then decided to sell it in May of 2020?!


I know why -- I'm a Real Estate Agent and Broker in Montana and I see amazing properties every day and couldn't pass this particular one up. You see, 160 acres was available and it was calling my name. I showed my husband the property in September of 2019 after one of Bailey's soccer practices in Hamilton. Matt (said husband) straight laughed in my face and said I was crazy, but he would be on board if I could "make it work." Challenge accepted.


I got to work trying to figure out how we cold juggle both payments -- our home we just built in 2018 and purchasing this property. It just wasn't gonna happen, according to my calculations. So I got creative -- something I happen to be fairly good at in this business. I started making phone calls to the listing agent, to local banks, and to everyone else in between, trying to figure out a way to make this swap work. Everyone had their doubts about how it could happen, but I've always loved an opportunity to prove people wrong. I guess you could say that is the competitive side in me. :)


It took me a few months, but I finally convinced my husband we could list our home in March of 2020. Yes, it just happened to be when COVID-19 really hit the flippin' fan. I started to sweat bullets thinking it may not work out! The stress was realllllll, y'all.


I've always been a firm believe in "if it's meant to be, it will be." Long story short, the stars aligned and I was able to make it happen. The buyers for our Hamilton property were and continue to be the sweetest people. The sellers and listing agent for the property we purchased believed in us and decided to carry a contract for deed long enough for us to secure financing with TrailWest Bank, and to top it all off -- I have the best clients around. One of my clients purchased a property less than 2 miles away in May of 2020 and we were able to rent his home until our second build on this new homestead was finished enough for us to move in! I can't even begin to tell you how blessed we are with how circumstances played out.


I will impart this wisdom on you though -- if it's hard, stop pushing. If it's easy, it's meant to be. Enjoy the ride. Keep smiling. Believe in yourself and your dreams.
