Many people are considering a relocation to the Bitterroot Valley of Western Montana. Known for its scenic beauty and small-town way of life, this area offers so much to its incoming residents and the people who currently live here.
This Facebook Group was created to serve as an useful forum to exchange information and knowledge about living in the Bitterroot Valley. My family moved here 10 years ago after many years spent at military postings.
During our cross-country relocation to Darby, MT, I looked for resources about the local real estate market and the surrounding communities. Sometimes finding that information proved frustrating . This group is aimed at lessening the learning curve for you!
For my clients and friends who have already found their special Bitterroot Valley home or parcel of land, this group will be a great resource for recommendations, useful resources, and an introduction to other like-minded people who chose to live here.
Living in the Bitterroot Valley Facebook Group is a private group. People will be admitted to the forum with the expectation that they will be courteous of others, refrain from contentious exchange and give as much as they receive. It should be a great experience for us all!
Our community drive to collect donations for Bitterroot Blessing Baskets is gaining momentum! We have had many local businesses and generous residents pledge to help our neighbors who will benefit from donated items to prepare a hearty Thanksgiving meal.
But we still need your help to reach our goal of 100 Bitterroot Blessing Baskets. We are working with six community partners who will distribute the baskets to their deserving clientele: Ravalli Council on Aging, Valley Veterans Service Center, S.A.F.E, Emma's House, Loads of Dignity and WIC.
If you would like to donate either money or items to fill a Bitterroot Blessing Basket, go to this donation page. Please drop off the items on Wednesday, November 15th between 4:30 p.m. to 7p.m. on Wednesday, November 15th at Flying S Title & Escrow located at 1438 N. First Street in Hamilton.
There are so many people who are struggling with food insecurity in the Bitterroot Valley. We estimate that the cost to provide one Bitterroot Blessing Basket is about $50-$60. Perhaps your friends and family can gather financial resources to put together a basket. We are so grateful for those people who have stepped forward to help their neighbors.
Buyers of land in September of 2023 chose smaller (median of 1.9 acres) parcels at a corresponding lower median closing price of $170,000. Twelve of the 57 purchasers of homes received some form of seller closing cost assistance. During the past 180 days, 10 commercial properties in Ravalli County sold at an average close price of $648,250. Owners of these properties only received 88.44% of their asking price and it took on median 140 days on market to get sold. The sold price per square foot was considerably lower than residential property at a median closed square footage of only $162.08. There are currently 245 homes for sale in the Bitterroot Valley, ranging in price from a low of $150,000, a median asking price of $739,00 and a high asking price of $11,995,000. The median days on market for these homes is 82 days and the median asking price is $362.34 per square foot. The median square footage for the active home listings is 2,162 square feet. Currently 213 parcels of land are for sale in Ravalli County, ranging in price from $49,900 to $5,700,000. The median land asking price is $344,000 and the median days on market is 154 days. During September of 2023, 57 homes sold ranging in a sold price of $27,000 to a high price of $7,500,000. The median sales price was $667,500. The median days on market (DOM) was 80 days. Twelve of the purchasers received closing cost assistance from sellers who received on median 97.90% of their asking prices. The median square footage of a home was 2,055 square feet and the median sold square footage was $334.70 per sq ft. The breakdown of the locations where the 57 homes were sold are as follows: 18 properties in Stevensville; 16 properties in Hamilton; 8 properties in Corvallis; 7 properties in Florence; 6 properties in Victor; and 2 properties in Sula. During September of 2023, a total of 19 land sales closed in Ravalli County. The lowest priced land listing sold for $85,000 and the highest priced parcel sold for $625,000. The median sales price of land was $170,000. The median acreage sold was 1.9 acres and the sellers of their land received a median 94.29 percent of their asking price. Parcels were sold in seven communities: 10 parcels in Stevensville; 3 parcels in Victor; 2 parcels in Florence; and one parcel each in Corvallis, Hamilton Darby and Conner. While I can email you properties, now you can also create your own saved searches. The One Home program allows you to save custom searches using your own personal criteria; evaluate the home you are considering with other comparable properties; select properties using interactive location maps; and calculate the monthly cost of the home based on current interest rates, your down payment, and the sales price.
You can also select specific criteria for your property search: type of home, price, number of bedrooms and bathrooms, square footage, location, and many other parameters for you to consider. After you enter that information, any new property listings you receive in One Home will automatically rank the property according to your wish list. Pretty sweet!
If you see a property you like and perhaps want more information, you can notify me directly through the One Home portal, which will save you time. Additionally if you want to schedule a tour of the property, you can request that showing through One Home.
I am jazzed that I can now offer you this awesome property search tool. If you prefer to do your search also on your smartphone, there is a mobile friendly application.
If you are a visual learner like myself, check out this short video which will give you an overview of the One Home property search tool (because Montana is a non-disclosure state you will not have access to public sales records.) However, if we have a buyer broker agreement that states I will represent your interests, then I can disclose the sold price of any property that was listed in our Multiple Listing Service (MLS).
