I am thrilled to announce my new affiliation with Aspen Grove Realty in the Bitterroot Valley. We are a small boutique real estate team dedicated to providing exceptional service to our clients. All of our agents moved here from other states and we have put together a road map for relocating people which will educate them, save them money, and minimize stress. Taste of the Bitterroot Tour
Taste of the Bitterroot Tour will kick off with a cocktail & appetizer reception at 3:30 pm. Buses will depart around 4 pm to tour four Tour Homes. Your ticket also allows you to come back during the Tour of Homes weekend to tour all of the spectacular homes in the tour. Tickets include drinks & appetizers at each of the Tour Homes, as well as alcoholic, non-alcoholic beverages while on the tour. Tickets are $50 per person.
Bitterroot Valley Market Report
Homes in the Bitterroot Valley that sold in July of 2023 boasted a median 1,827 square footage, which was less square footage than in previous months. More importantly the median home price in July was $554,950. Apparently, buyers are choosing homes at lower price points. In contrast, the current median asking price of $791,950 seems to be a real disconnect in our marketplace as buyers struggle to afford higher priced homes under current historically high interest rates. There are currently 250 homes for sale in the Bitterroot Valley, ranging in price from a low of $32,000 to a high asking price of $11,995,000. There are currently 193 parcels of land for sale in Ravalli County, ranging in price from $49,900 to $5,700,000. During July of 2023, 54 homes sold ranging in a sold price of $94,000 to a high price of $6,200,000. The median sales price was $554,950. The median days on market (DOM) was 54 days. Fourteen of the purchasers received closing cost assistance from sellers who received on median 98.25% of their asking prices. The median square footage of a home was 1,827 square feet and the median sold square footage was $329.07 per sq ft. The breakdown of the locations where the 54 homes were sold are as follows: 15 properties in Hamilton; 12 properties in Stevensville; 9 properties in Corvallis; 7 properties in Victor; 6 properties in Florence; 2 properties each in Darby and Conner; and 1 property in Sula. During July of 2023, a total of 12 land sales closed in Ravalli County. The lowest priced land listing sold for $120,000 and the highest priced parcel sold for $4,950,000. The median sales price of land was $333,750. The median acreage sold was 8.78 acres and the sellers of their land received a median 98.75 percent of their asking price. Parcels were sold in four communities: 5 parcels in Corvallis; 3 parcels in Stevensville and 2 parcels each in Florence and Hamilton.
